One of the first things to do is find a solicitor who can negotiate an offer on your behalf with the estate agent or solicitor who is marketing the property.
Your solicitor will hopefully have a good knowledge of the local area and market and they’re negotiating approach will very much depend on a range of factors including the level of interest in the property, the length of time it has been on the market and your budget.
If you are not competing with anyone else, your solicitor may well recommend that your initial offer is lower than your budget.
If the property is quite popular and there are potentially other parties that are interested in submitting offers, the seller may set what is called a closing date. This is when a seller sets a date and time for all interested parties to submit their best offer. Once all the offers are in, the seller will decided which they wish to proceed with.
The housing market can vary widely between areas, and this why it can be advantageous to instruct a solicitor with some local knowledge.
Once the seller has accepted your offer, they will not conduct any further viewing and the property will be classed as under offer.
