Aberdein Considine are looking for a part time viewing agent to join our West End Glasgow office in Byres Road for a minimum of 15 hours per week.

The successful candidate will require to hold a clean driver’s licence and must be licensed to drive vehicle with manual gears. Working hours will be agreed with the successful candidate but will be split across 3 days, one of which will include a Saturday (9:30am to 2pm)

ROLE OF DEPARTMENT

• Identify and secure new valuation opportunities
• Identify other business opportunities that will generate revenue for the firm with a particular focus on cross selling mortgage and conveyancing leads 
• Provide an efficient, reliable and professional service at all times
JOB PURPOSE
• Show prospective buyers/tenants our stock of sale/lease properties
• Promote the main features of each property
• Highlight other suitable properties to viewers

• Identify opportunities for legal and financial services and secure appointments for advisers/solicitors

KEY RESPONSIBILITIES

• Sell the advantages of our valuation service to potential sellers/Landlords
• Obtain viewing feedback and communicate to clients
• Identify viewers specific property search requirements
• Cross sell properties, highlighting the properties main features and encourage viewings
• Identify other services that are relevant to the viewers situation and promote the benefits of using Aberdein Considine

Aberdein Considine are looking to recruit a HR Adviser into their office in Newcastle. The successful candidate will assist the HR team in providing support and advice to the partners and managers on a range of HR issues and provide guidance and support to employees in relation to benefits, recruitment and selection and employee relations.

This role will be supporting employees at different office locations and as such, there will be a requirement to travel to other offices within England and Scotland including the requirement to work out of the Firm’s Edinburgh office at least one day every 3 weeks.

 
JOB PURPOSE

The role will involve covering all conveyancing formalities in regard to sale, purchase and private remortgage transactions. The successful candidate will be required to work as part of a team and also ensure compliance with Law Society of Scotland, Council of Mortgage Lenders and Firm Compliance Procedures.

ROLE OF DEPARTMENT

•To develop and maintain governance, risk and compliance solutions for the Lender Services Practice Group

JOB PURPOSE

•Delivery of Compliance Team activity as part of the Lender Services Practice Group.

KEY RESPONSIBILITIES

•Ensuring compliance with the necessary Financial Conduct Authority requirements, with particular emphasis on the Consumer Duty, the Mortgage Conduct of Business Rules and the Consumer Credit Sourcebook as applicable to the Lender Services Practice Group (LSPG) and the “conduct risk” approach to compliance.
•Support compliance with the necessary Solicitors Regulation Authority (England & Wales) and Law Society of Scotland (Scotland) requirements.
•Support development and delivery of a strategy for the Compliance Team.
•Understanding and delivery of key performance metrics and managing targets within the team to ensure governance, risk and compliance targets are met.
•Familiarisation with all client service level agreements in place and complete an assessment of business performance against those measures.
•Ensuring all LSPG policies and procedures are adhered to by all LSPG team members.

Aberdein Considine are looking for a Residential Conveyancing Solicitor to join the team in our Glasgow Shawlands office. The successful candidate will act for clients in the legal aspects of sale and purchase transactions, remortgages and transfers of title. They will also support the Partner and team in the provision of legal services by providing expert legal advice and assistance to clients within the department. 

ROLE OF DEPARTMENT

  • Acting for clients in the legal aspects of sale and purchase transactions, remortgages and transfers of title.
  • To support the Partner and team in the provision of legal services by providing expert legal advice and assistance to clients within the Residential Conveyancing department.

JOB PURPOSE

  • Dealing with the conveyancing involved in the sale and purchase of properties for clients.
  • Taking responsibility for the examination of the title of the purchase property.  Advising clients on the legal implications of any issues arising. Receive and check mortgage instructions from lenders and undertake specific tasks required. Drafting deeds.
  • Meeting with clients and explaining the required legal documents for execution. Advising of the legal process of the transaction.
  • Taking clients instructions and implementing the contract. Dealing with settlement of all transactions timeously.  

KEY RESPONSIBILITIES

  • Communicating with clients and taking their instructions.
  • To manage an agreed caseload of clients, providing appropriate legal advice and assistance. To process cases on a timely and cost effective basis.
  • Liaising with third parties such as other solicitors and banks.
  • Drafting legal documentation.
  • Undertaking the conveyancing for sale and purchase transactions.
  • To develop and maintain client relationships and enhance the firm's client base by effective liaison with existing clients, agents and introducers.
  • To maximize the firm's potential to cross - sell services by identifying appropriate opportunities.
